Our Strategy
Ontario Market
The province of Ontario is our expertise. We’ve spent over two decades familiarizing ourselves with its cities, towns and neighbourhoods. We know it well and focus our time on finding ‘reposition-quality’ multi-residential rental properties in strong secondary markets, and ‘ripe for development’ income-producing properties in the strong secondary/primary markets.
Uncaptured Value
A property with potential is one that has unrealized upside value. Examples of factors that could influence the value include but are not limited to below market rents, under-maximized ancillary revenues, under optimized asset uses. When these types of factors are properly identified and executed on, a material increase in the property’s value should result.
Economies of Scale
A less obvious but extremely effective way to add value to a property is through realizing economies of scale. Cacoeli achieves this by creating greater efficiency in operations and leveraging our long-standing relationships with local tradespeople, renovation material suppliers and service providers.

Before investing in a real estate property or project, our team conducts a lengthy and rigorous screening process. Only opportunities that meet our stringent criteria are considered.
We’re heavily focused on reinvigorating our projects with things like suite upgrades to increase the likelihood that the optimal market rents can be captured. In addition, we employ technology and trusted relationships with the trades to optimize expenses such as the cost of utilities, repairs, maintenance and labour.
By pursuing this discipline, we strengthen the ability of our real estate assets under our management to withstand the highs and lows of the economy and market volatility.
