Cacoeli owns, operates and manages a portfolio of more than 1.2M sq. ft. of GTA real estate consisting of 250+ multi-residential units in Ontario’s primary and secondary markets. As a company we have garnered a reputation for being an opportunistic investor, excellent asset manager, a responsible and fair landlord, and a good employer.
Our current and legacy portfolio is valued at $200M, including development and multi-residential properties. To date we have transacted properties worth a total of approximately $109M.

As a real estate investment firm we have an in-depth knowledge of the markets we invest in. This  intimate understanding shows we are well aware of acquisition opportunities including off-market properties, ensuring we’re always aware of acquisition opportunities, including off-market properties.

Our approach is very specific.

We only target properties that represent the highest probability for value creation within an optimal investment timeline.

Our Strategy

We invest in positive cash-flowing properties in desirable markets and neighbourhoods that offer the opportunity to capitalize on untapped and unrealized potential. To identify these properties, we take into account three key aspects:

Ontario Market

The province of Ontario is our expertise. We’ve spent over two decades familiarizing ourselves with its cities, towns and neighbourhoods. We know it well and focus our time on finding ‘reposition-quality’ multi-residential rental properties in strong secondary markets, and ‘ripe for development’ income-producing properties in the strong secondary/primary markets.

Uncaptured Value

A property with potential is one that has unrealized upside value. Examples of factors that could influence the value include but are not limited to below market rents, under-maximized ancillary revenues, under optimized asset uses. When these types of factors are properly identified and executed on, a material increase in the property’s value should result.

Economies of Scale

A less obvious but extremely effective way to add value to a property is through realizing economies of scale. Cacoeli achieves this by creating greater efficiency in operations and leveraging our long-standing relationships with local tradespeople, renovation material suppliers and service providers.

We’re heavily focused on reinvigorating our projects with things like suite upgrades to increase the likelihood that the optimal market rents can be captured. In addition, we employ technology and trusted relationships with the trades to optimize expenses such as the cost of utilities, repairs, maintenance and labour. By pursuing this discipline, we strengthen the ability of our real estate assets under our management to withstand the highs and lows of the economy and market volatility.
